New Home Inspections
Before taking delivery, an AmeriSpec pre-delivery inspection (PDI) can help ensure there are no significant builder defects in your new home. Additionally, an inspection at around 11 months after moving in can address any issues which may have arisen within your first year of ownership. If necessary, our inspector can help you complete forms for submission to your builder and to TARION, Ontario’s new home warranty program.
Seller Home Inspections
A pre-listing home inspection can be a powerful tool for both the seller and real estate agent. With defects identified, the homeowner can make necessary repairs prior to the home going on the market. These repairs can help to maximize the selling asking price and result in a smoother transaction.
An AmeriSpec home energy assessment reveals areas of energy loss in your home and makes recommendations for improvements to your home. Our service may help you reduce your utility bills by hundreds of dollars annually. In addition to saving you money, an energy assessment also allows you to lessen your impact on the environment and provide for a healthier home.
Commercial Building Inspections
Apartment buildings, office buildings, motels, retail stores and warehouses, our inspectors can evaluate the property’s systems and visible structural components. Your report will include a description of the type and condition of mechanical components, including electrical, plumbing and HVAC equipment.
Indoor Air Quality Surveys
An AmeriSpec Indoor Air Quality Survey will detail issues in and around the home, issues with the way it is operated, and provide practical and inexpensive recommendations for improving indoor air quality.
Radon is the leading cause of lung cancer next to smoking. An AmeriSpec long-term radon test can determine the level of radon in your home, the risks to occupants and the steps required to mitigate levels if necessary.
Home Maintenance Check-ups
Ongoing home maintenance is important to the safety and health of your family. AmeriSpec can conduct a check-up to identify areas in your home where maintenance is required to protect your family’s health and safety. Our check-up will include a review of electrical systems, furnace, water heater, roof, insulation and much more.
Complementary to home inspections, we can check your home (which may be necessary to maintain your insurance coverage) while you’re away on vacation or business or if your home is vacant between moves. Options include visual checks on the exterior and interior of the home, plus flyer removal, mail forwarding, plant care, pet walking, voicemail forwarding, and grocery service. We report on everything checked and the time of each visit.
